Indian nationals are the single largest foreign buyer group in Dubai real estate, and the framework for buying Dubai property from India in 2026 is more open than most Indian investors realise. You do not need a UAE residency, you do not need to live in Dubai, and rental income is not taxed in the UAE. This is the complete, honest guide for Indian buyers evaluating Dubai property investment.

Can Indian citizens buy freehold property in Dubai?

Yes. Since 2002, Dubai has permitted foreign nationals, including Indian passport holders, to purchase 100% freehold property in designated freehold areas. Popular freehold zones for Indian buyers include Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay, Dubai Hills Estate, Dubai Creek Harbour and JVC. Ownership is registered with the Dubai Land Department (DLD) and the Title Deed is issued in the buyer’s name.

RBI and LRS rules for buying Dubai property from India

Under the RBI’s Liberalised Remittance Scheme (LRS), a resident Indian can remit up to USD 250,000 per financial year for permissible capital account transactions, including overseas immovable property. A family of four can therefore legitimately remit up to USD 1,000,000 per year toward a Dubai property purchase. Remittance must be made through an AD Category-I bank with Form A2 and a declaration of purpose.

Important

LRS remittances are not permitted for leveraged/mortgaged purchases funded from India. If you plan to take a Dubai mortgage, the down payment can be remitted under LRS but the loan is serviced from UAE-sourced income or NRE/NRO accounts.

Taxes: what Indian investors actually pay

  • Dubai side: no annual property tax, no capital gains tax, no rental income tax. One-time DLD transfer fee of 4% + admin charges on purchase.
  • India side: rental income and capital gains from Dubai property are taxable in India for tax residents under the Income Tax Act. India–UAE DTAA generally avoids double taxation.
  • NRI status: if you become an NRI, Dubai rental income is not taxed in India.

Dubai Golden Visa via property investment for Indians

A property investment of AED 2 million or more (approximately INR 4.6 crore at 2026 rates) qualifies for the 10-year UAE Golden Visa, extendable to spouse, children and parents. Off-plan property purchased from an approved developer also qualifies provided at least AED 2 million has been paid. This is the single most-asked-about benefit among Indian investors.

Rental yields: Dubai vs Mumbai vs Bengaluru

Prime Dubai apartments deliver 6–8% gross rental yield, with some short-let assets on Palm Jumeirah and Downtown running above 9%. Prime Mumbai apartments (South Bombay, BKC) yield 2.5–3.5%. Bengaluru premium apartments yield 3–4%. On a pure income basis, Dubai delivers roughly 2× the yield of Indian metros in like-for-like segments, before you factor in zero income tax and AED–USD dollar peg.

How to buy Dubai property from India: the process

  • Shortlist and reserve: 5–10% booking deposit paid to escrow / developer.
  • SPA (Sale & Purchase Agreement) signed within 14–30 days.
  • DLD transfer fee (4%) + agency fee (2% + VAT) + admin.
  • Full payment (ready property) or milestone plan (off-plan).
  • Title Deed issued in your name, you own the asset freehold.

The entire process can be completed remotely with a Power of Attorney attested at the UAE Embassy in New Delhi or the Consulate in Mumbai, but we recommend at least one physical visit before committing capital.
