United Kingdom → Dubai
Dubai property for UK investors.
The tax case for holding UK buy-to-let has been quietly dismantled, Section 24, higher-rate SDLT, non-dom reform. Dubai is where UK capital is going instead: 5–8% net yields, no income tax on rent, no CGT on exit, and a 10-year Golden Visa against a £430K property. Here is how to structure it properly.

Why now
Why UK investors are moving capital to Dubai
The UK buy-to-let math has changed. Mortgage interest is no longer fully deductible under Section 24, SDLT surcharges push effective entry cost above 10% for higher-rate buyers, and the 2025 non-dom overhaul removes the remittance-basis advantage a lot of internationally-mobile UK residents had built around. Dubai gives you a hard-currency asset (AED pegged to USD), zero personal tax on the rent, and a 10-year residency you actually own. It is the same conversation happening across Mayfair private-office WhatsApp groups this year, we are simply the operational side of it in Dubai.
- No income tax on rent, no CGT on capital appreciation, no annual property tax.
- AED to USD peg at 3.6725 removes GBP volatility from your Dubai holdings.
- 7-hour direct flights LHR ↔ DXB, GMT +4 (only +3 in UK summer).
- English-language legal system, freehold title recorded at the DLD.

Golden Visa
The 10-year UAE Golden Visa for British nationals
Any freehold property with a purchase price of AED 2M or more (approximately £430,000 at current rates) qualifies the owner for the UAE Golden Visa, a renewable 10-year residency with no minimum-days requirement. British nationals apply on the same terms as any other foreign buyer. The visa sponsors the spouse and children, and there is no obligation to give up UK tax residency to hold it.
- Sponsors spouse, unmarried children of any age, and parents.
- No minimum-days rule, hold UK residency and UAE residency in parallel.
- Full access to UAE banking, schooling, and healthcare.
- Renewable indefinitely as long as the qualifying property is held.
How capital moves
How UK investors typically deploy
Three patterns dominate our UK desk. First, ex-buy-to-let landlords rotating out of UK residential and into higher-net-yield Dubai apartments in Marina or Business Bay. Second, London-based families buying a Palm villa or a Bulgari residence as a lifestyle asset the family uses 4–8 weeks a year, with a rental yield in the meantime. Third, off-plan buyers using 20/80 payment plans to build AED-denominated equity from a sterling salary over 3–4 years without a lump-sum outlay.

What UK investors should watch
HMRC does not stop mattering because you own overseas. If you are UK tax-resident, worldwide income and gains are typically reportable in your Self Assessment, the UAE is tax-free, but your UK return still needs the rental figures. Deemed-domicile rules mean UK inheritance tax can still reach Dubai-situs property in certain circumstances. Take specialist UK tax advice on the structuring (personal name vs UAE company vs offshore structure) before completion, the wrong wrapper costs more than the right building.
FAQ
Questions from British investors.
No. UK passport holders can buy freehold in Dubai's designated areas with no local sponsor or residency requirement. Ownership is recorded in your personal name at the Dubai Land Department.
If you are UK tax-resident, yes, worldwide rental income is reportable via Self Assessment. Dubai imposes no tax at source, so there is no double-tax credit to apply, but you can offset UAE-side expenses (service charge, agency, maintenance) against the reported gross under normal property income rules. Take specialist advice.
For many previously-non-dom UK residents, the remittance basis is being replaced with a shorter (4-year) foreign-income and gains regime. Dubai property, held personally, sits outside this, its income is UAE-source, tax-free at source, and the UK treatment depends on your residency status. A number of UK-resident non-doms are relocating to the UAE outright; others are simply positioning Dubai property as a long-hold hard-currency asset. Both work, the right answer depends on your personal exposure.
Yes. UAE banks lend up to ~50% LTV to non-residents in AED, with 5–7% rates typical. Some UK private banks will lend GBP against UK-based collateral for the overseas purchase, sometimes more competitively. We can introduce both.
Ownership alone does not shift domicile. UK deemed-domicile and long-term-resident IHT rules can still apply to Dubai-situs assets in certain scenarios. This is exactly where the right pre-purchase structuring pays back, we work alongside UK tax advisors on this regularly and can introduce specialists if needed.
Below £250K (roughly AED 1.15M), yield after fees rarely justifies the cross-border operational overhead. Above £430K (AED 2M) unlocks the Golden Visa and materially expands the product set. Trophy assets above £2M is where UK family-office capital tends to concentrate.
