Property Investment for Foreigners in Dubai
Dubai property for international buyers.
Foreign nationals have been able to own freehold in designated Dubai areas since 2002. The framework is mature and English-language. There is still a specific checklist for international buyers.
Freehold, ownership and residency
Freehold in designated areas is available to non-GCC nationals. Title Deeds register with the DLD. Residency visas can be granted against qualifying real-estate investments, subject to current UAE regulations, thresholds update from time to time.
Financing for non-residents
Selected UAE banks offer mortgages to non-residents, typically at 50–65% LTV. Rates and required documentation vary by nationality. Model leverage against the net you’re underwriting.
Ownership structures
Most international buyers hold in personal name. Some use a UAE offshore company (RAK ICC or similar) for succession planning. Structure choice should follow tax and estate-planning advice in the buyer’s home jurisdiction, not the reverse.
Buying remotely
Every step can be done remotely with Power of Attorney. We still recommend at least one physical visit, every remote-only transaction we’ve seen re-trade later relied too heavily on renders.
