Frequently asked
Gross yields of 6–8% are considered strong in 2026. JVC, Business Bay, and Dubai South typically deliver 7.5%+ gross. Trophy communities like Palm Jumeirah or Emirates Hills often sit at 4–5.5%, investors there play for capital appreciation, not yield.
Net yield = (annual rent − service charges − holding costs) ÷ purchase price × 100. Our calculator also shows net yield including buying costs (~6% DLD + agency), which is the number that matters most for a true return picture.
Dubai service charges are quoted per sqft per year. Typical ranges: JVC AED 12–16, Downtown AED 16–22, Palm apartments AED 22–30, villas AED 4–8. Always ask for the latest service-charge sheet from the OA before you offer.
Holiday-home operators in Marina and Downtown can push effective yields to 9–11%, but occupancy volatility, licensing (DET permit), operator fees (18–25%) and higher wear-and-tear eat into the headline. Long-term leases are steadier for most buyers.
There is no personal income tax and no rental income tax for individuals in the UAE. You may still owe tax in your home country, check with a cross-border adviser.
