This Privacy Policy explains how Dubai Spheron Real Estate LLC (trading as Spheron Real Estate, “we”, “our”, “us”) collects, uses, stores and protects the personal information you share with us through our website, WhatsApp channel, chat interface, phone calls, emails and in-person meetings. We comply with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL) and applicable Dubai real estate regulations.

Information we collect

• Contact details you submit through enquiry forms, WhatsApp, chat, email or phone: name, phone number, email address, nationality (where relevant for property eligibility) and property preferences.
• Transaction information if you engage us as your property advisor: identification documents (passport, Emirates ID) required by UAE Anti-Money Laundering (AML) regulations, proof of funds where applicable, and payment records.
• Website analytics: anonymised usage data such as pages viewed, session duration, device type, approximate location (city level), referring URL and UTM attribution parameters.
• Cookies and similar technologies: essential cookies for site operation, and, only with your consent, analytics and marketing cookies (Google Analytics 4, Google Tag Manager, Meta Pixel).

How we use your information

• To respond to your enquiry and provide the brokerage services you have requested.
• To comply with UAE regulatory obligations, including AML/KYC checks and reporting duties under Dubai Land Department and RERA rules.
• To improve the website, our marketing and our client service.
• To send you relevant property information and market updates, only where you have opted in, you can unsubscribe at any time.

Legal basis

We rely on your consent for marketing communications and non-essential cookies; on the performance of a contract (or steps taken at your request before entering one) to deliver brokerage services; and on legal obligation to meet AML, tax and real estate regulatory requirements in the UAE.

Who we share information with

• Our internal team, on a need-to-know basis.
• Developers, banks, legal advisors, valuers and government authorities (Dubai Land Department, Trakheesi) where necessary to complete a transaction you have instructed us on.
• Trusted service providers acting as our data processors (CRM, email delivery, hosting, analytics) under written data-processing agreements.
• Regulators, courts or law enforcement where legally required.

We do not sell your personal data.

International transfers

Some of our service providers (for example hosting and analytics) may process data outside the UAE. Where they do, we ensure appropriate safeguards under the PDPL, including using providers that maintain equivalent data protection standards.

How long we keep information

Enquiry data is retained for up to 24 months from your last contact with us. Transaction records are retained for the period required by UAE AML and tax rules, currently a minimum of five years from the end of the business relationship. Analytics data is retained for the default periods set by Google Analytics 4 (up to 14 months).

Your rights

Under the UAE PDPL you have the right to:

• Access the personal data we hold about you.
• Correct or update inaccurate data.
• Request deletion of your data where we no longer have a lawful reason to hold it.
• Object to processing, or withdraw consent, for marketing communications.
• Request a copy of your data in a portable format.

Security

We apply reasonable technical and organisational measures, encrypted transport (HTTPS), access controls, staff training and vetted service providers, to protect your data. No system is perfectly secure; if we ever detect a breach affecting your data we will notify you and the UAE Data Office as required.

If you are not satisfied with how we have handled your data, contact us first at info@spheronrealestate.com. You also have the right to lodge a complaint with the UAE Data Office.
