Singapore → Dubai
Dubai property for Singapore investors.
You already know Singapore real estate, regulated, expensive, and taxed twice. Dubai gives you the same rule-of-law comfort with 5–8% net yields, zero income tax on rent, and a 10-year Golden Visa against a AED 2M property. Here is how professional investors from Singapore approach it.

Why now
Why Singapore capital is moving to Dubai
Singapore-based investors face 60% ABSD on second homes, a 10–20% seller’s stamp duty inside three years, and a taxed rental yield that rarely clears 3% net. Dubai runs the opposite playbook, a one-time 4% Dubai Land Department fee, no annual property tax, no rental income tax, no capital-gains tax on exit. You are trading a mature but heavily taxed market for a growth market with a hard-currency peg (AED to USD) and English-language documentation.
- AED is pegged 3.6725 to the USD, no surprise currency swings between contract and completion.
- Freehold ownership for foreign buyers in 60+ designated areas, recorded at the Dubai Land Department.
- Same tropical, English-speaking, safe city profile Singaporeans already prefer.
- Direct 7-hour flights SIN ↔ DXB, up to 8x daily on SIA / Emirates.

Golden Visa
The 10-year UAE Golden Visa
The most immediate structural reason Singaporeans are buying: any freehold property valued at AED 2M or more (approximately SGD 720,000) qualifies the owner, and their family, for the UAE Golden Visa. It is a renewable 10-year residency, not tied to employment, with no minimum-days requirement to keep it valid. Off-plan properties qualify once handover is complete; multiple smaller properties can be combined to hit the threshold.
- Sponsors spouse, children (any age if unmarried) and parents.
- No mandatory days-in-country, keep Singaporean tax residency if you wish.
- Full access to UAE banking, schooling and healthcare for the family.
- Renewable indefinitely as long as the property is held.
How capital moves
How Singaporean investors typically deploy
Three profiles dominate our Singapore desk. First, yield-seekers who redirect capital from Singapore rentals into Dubai apartments in Marina, Business Bay or JVC targeting 6–8% net. Second, family capital moving into a Palm villa or Emirates Hills mansion as a long-hold hard-currency asset. Third, off-plan buyers ladder-ing 20/80 payment plans over 3–4 years to convert SGD flow into AED equity without a single lump sum.

The process
Buying from Singapore, step by step
You do not need to be in Dubai to buy. Most Singapore-based clients complete the entire transaction remotely.
- 01Shortlist and video-tour: 3–5 buildings matched to your yield or hold thesis.
- 02Reserve with a 10% deposit and signed Form F, done digitally.
- 03DLD registration: 4% fee + 4,000 AED admin, either in person or via Power of Attorney.
- 04Handover keys or property manager, we can introduce vetted managers for 5–8% of rent.
- 05Golden Visa application filed once title is issued (typically 3–6 weeks).

What Singapore investors should watch
Dubai is not a passive market. Community-level oversupply, service-charge inflation, and developer concentration are the three risks we see mispriced most often. Off-plan buyers should model handover slippage of 6–12 months into their cashflow. Long-hold buyers should size positions so a 2–3 year soft period is survivable without forced exit.
FAQ
Questions from Singaporean investors.
No. Singaporean passport holders can buy freehold in Dubai's designated areas on the same terms as any other foreign buyer. No local sponsor, no residency prerequisite.
No. CPF funds can only be applied to Singapore residential property. Most Singaporean buyers fund Dubai purchases from savings, from a Singapore-side mortgage against another asset, or from a Dubai bank mortgage, non-residents can typically borrow up to 50% LTV in AED.
Dubai levies no tax on rental income or capital gains, so there is no UAE liability to credit. Singapore-tax-resident individuals are generally not taxed on foreign-sourced rental income received outside Singapore, but the specifics depend on remittance and personal circumstances, take Singapore tax advice on your set-up before completing.
The two are independent. Holding a UAE Golden Visa does not affect Singapore PR status, and there is no minimum-days rule in the UAE to keep the Golden Visa alive. Many of our Singapore-based clients hold both.
Below AED 1M / ~SGD 360K, the net yield after service charges usually does not justify the operational overhead from Singapore. Above AED 2M unlocks the Golden Visa and materially expands the product set.
Some Singaporean banks will lend against Singapore-based collateral for overseas property; UAE banks offer non-resident mortgages up to ~50% LTV in AED with rates typically 5–7%. Compare both, the SG-side option is often cheaper if you have the collateral.
