Rent Property in Dubai
Renting in Dubai, with the practical bits explained.
Dubai’s rental market moves quickly. The right unit doesn’t sit long, and the practical hurdles. Ejari, DEWA, chiller, cheque schedule, catch first-time tenants off guard. We help you skip that learning curve.
Choose the community by the way you actually live
Weekday commute, weekend rhythm, whether you cook or eat out, dog or no dog, kids and schools. The right community is the one that fits your everyday routine, not the one that ranks well on a listicle.
What to verify before signing
Service-charge inclusion (or exclusion), chiller provider, parking allocation, cheque schedule and any building rules that matter to you (short-term let policy if you’re relocating, pet policy, gym hours).
- Cheque schedule (1, 2, 4 or 12 cheques, impacts landlord and your cash flow)
- Chiller cost (included / separate) and typical monthly consumption
- Ejari registration, required, not optional
- DEWA connection and security deposit
- Move-in and move-out obligations for both parties
For landlords
Rent tuning by season, tenant qualification, and a realistic view on when to accept fewer cheques for a stronger tenant. We handle listing, viewings, MoU and Ejari as one workflow, not four.

FAQ
Common questions.
It varies. One cheque commands the strongest discount to asking; two and four cheques are common; twelve is rare and priced accordingly.
Ejari is the RERA-run registration of tenancy contracts. It is required, not optional, and is needed for utility connections, visa processes and dispute resolution.
A unit where the cooling cost is included in the service charges, so the tenant does not pay a separate chiller invoice. These typically rent at a small premium.
