Monaco → Dubai
Dubai property for Monaco-based investors.
You already live inside a zero-tax jurisdiction with limited stock and near-uninvestable pricing per square metre. Dubai is the natural diversification play, hard-currency, English-language, with a super-prime segment (Bulgari, Six Senses, Como, One&Only) now trading at Monaco quality but at a fraction of Monaco pricing per sqm. Here is how private-office capital is approaching it.

Why now
Why Monaco capital is looking at Dubai
Monaco has roughly 2 sqkm of buildable stock and prime pricing north of €50,000 per sqm. Dubai's super-prime segment, branded residences on the Palm, mansions in Emirates Hills, penthouses in One Za'abeel and the Bulgari residences on Jumeirah Bay, offers architecture, brand and lifestyle at Monaco quality but at €10–15K per sqm. For Monaco-based principals, the appeal is not tax arbitrage (both jurisdictions are zero personal tax) but portfolio diversification, hard-currency exposure, and access to a growth market where €5–20M gets you real trophy stock rather than a compromise apartment.
- AED to USD peg at 3.6725, hard-currency diversification for EUR-heavy balance sheets.
- Super-prime branded residences with real spec, real amenities, and delivered pipeline.
- Owner's Golden Visa on any AED 2M+ purchase, a hedge residency in the region.
- ~7-hour flights NCE / CDG ↔ DXB, direct daily.

Golden Visa
The 10-year UAE Golden Visa, a second residency of consequence
For a Monaco-based investor, the Golden Visa is not a tax-tool, it is a strategic second residency in a stable, fast-growing regional hub. Any freehold property of AED 2M or more qualifies the owner and their family. The visa is renewable indefinitely, sponsors spouse, children (any age if unmarried) and parents, and imposes no minimum-days-in-country. Held alongside a Monaco carte de séjour, it provides genuine optionality in the region without triggering any Monaco-side consequence.
- No minimum-days rule, holds cleanly alongside Monaco residency.
- Sponsors immediate family under a single application.
- Grants full UAE banking and school access if the family ever wants to base a member here.
- Independent of the UK/EU non-dom debates, a genuinely third-jurisdiction option.
How capital moves
How Monaco-based principals are deploying
Two profiles dominate. First, family offices allocating €5–20M into a single super-prime asset, a Bulgari or Six Senses branded residence, a Palm signature villa, or an Emirates Hills mansion, as a long-hold hard-currency reserve. Second, principals with existing MENA exposure diversifying into Dubai off-plan on structured payment plans, converting EUR flow into AED equity over 3–5 years without a lump-sum drawdown. Yield is a secondary concern in this segment, the primary thesis is scarcity of comparable stock at Dubai's pricing.
Where they buy
What Monaco-based clients actually buy
Concentration is in the ultra-prime segment. Below AED 10M, we typically redirect Monaco-based enquiries to yield-focused products elsewhere in the portfolio.
Palm Jumeirah
Beachfront villas and branded residences. Trophy asset with limited stock.
Emirates Hills
“Beverly Hills of Dubai.” Ultra-prime mansions on golf frontage.
Jumeirah Bay
Bulgari & Six Senses residences. Ultra-prime waterfront.
District One
Crystal Lagoon villas by Meydan. Investor-favourite for capital growth.
Downtown Dubai
Burj Khalifa district. Strongest brand recognition, tightest resale.
Dubai Creek Harbour
Emaar’s next masterplan around the new tallest tower.
The process
Buying Dubai property from Monaco
Discretion is the operating norm for this segment. Every stage below is handled off-market where required.
- 01Private-market shortlist, off-market and pre-launch options that never reach public portals.
- 02Video and in-person viewings; we host on-site with a two-day agenda for principals flying in.
- 03Reservation and DLD registration by Power of Attorney; identity handled via a Swiss or French notaire.
- 04Ownership structuring, personal name, DIFC company, or offshore SPV, coordinated with your existing advisors.
- 05Ongoing property, staffing and concierge, or a single point of contact for a family-office file.
Straight talk
What Monaco-based investors should weigh
Dubai super-prime is not immune to cycles. Trophy assets on the Palm and in Emirates Hills can take 6–12 months to place at the right price on exit, and pricing per sqm in the top segment has moved fast, the "cheap Dubai" story from 2020 is over. The right entry point today is on brand, architect, plot and building-level scarcity, not on headline PSF alone. This is a segment where advice, not access to listings, is the deciding factor, every launch will be pitched to you; almost none will actually merit a bid.
FAQ
Questions from Monégasque investors.
They are similar, both are zero personal income tax, zero capital gains tax jurisdictions. The Dubai case is diversification and access to a growth market, not tax arbitrage. Many of our Monaco-based clients hold both residencies in parallel.
Yes. Ownership can be structured in personal name, through a DIFC or ADGM company, or through an offshore SPV that owns the property directly. Each has different implications for succession, disclosure and asset-protection. We coordinate with your existing Monaco / Swiss legal advisors to make the choice.
A meaningful share of prime and super-prime stock never reaches public portals. Off-market lists are held between a small circle of brokerages and developer relationship teams. Access is relationship-driven; we hold this circle actively for our own book of principals.
The 10-year Golden Visa is the closest equivalent, renewable, family-inclusive, no minimum-days requirement. It grants residency but not citizenship (the UAE does not offer investor citizenship).
For Monaco-based principals, we typically engage from AED 10M / roughly €2.5M and up, where the super-prime segment starts. Below this, yield-play apartments are efficient but rarely justify the private-office overhead a Monaco client would apply to the transaction.
Fully. Off-market shortlists, third-party escrow, ownership through nominee-friendly SPVs and no public listing history are all standard. We take confidentiality as a default for this desk, not an add-on.
