Reading the Dubai Property Market

How to interpret Dubai’s residential market data without falling for headline numbers, what matters, what doesn’t, and how to build your own read.

Headline market prints are useful, but they are averages of averages. A community-wide price rise can mask a slip at the top of that community, and vice versa. Anyone underwriting a purchase or a sale on the six-word summary in a Sunday headline is trading on incomplete information.

The four levels of Dubai market data

Emirate-wide, community, sub-community, building. Every level down carries more signal for a specific decision. Emirate averages tell you the weather; building-level rental history tells you whether the roof leaks.

What actually matters to a buyer

  • Sale price per square foot in the same building over the last 12 months
  • Rents actually achieved on comparable layouts in the same building
  • Service-charge trajectory (2–3 year history, not a single year)
  • Community-level new supply pipeline for the next 18 months
  • Days-on-market for similar layouts (a proxy for liquidity)

What a good consultant adds

Access to the transaction record is table stakes. The value is in reading the noise, which transactions are comparable, which look comparable but aren’t, and what the negotiating story is behind a price that appears out of range.

Never rely on a single “market outlook” number for a purchase decision. If someone quotes one to you without context, that’s a signal about them, not the market.
