Investment
Dubai is not one market.
Different communities serve different investor objectives. Yield-first, capital-first, second-home, portfolio expansion, the right community depends on what the asset is actually for.
We reference market data only where a verified current source can be cited. Where a figure is our observation rather than a published statistic, we say so.
Lifestyle
Choose the way you want to live.
A quick lens on Dubai by lifestyle rather than by community, useful when the neighbourhood you want isn’t the one you’ve heard the most about.
How we help
Four steps. No pipeline.
An engagement, not a funnel. Your first conversation is with an advisor, not a coordinator.
01
Understand
A first conversation to understand what you’re actually solving for, not just what you’re looking to buy.
02
Shortlist
A short, considered shortlist. Community, building, unit, with reasons attached to every entry.
03
Advise
We walk through diligence, negotiation and the trade-offs behind each option. You decide; we don’t push.
04
Move forward
From offer through NOC, transfer and Ejari. And after handover, when the real questions begin.

Off-Plan vs Ready Property in Dubai
The trade-off between off-plan and ready property in Dubai is not what the marketing suggests. Here’s how experienced buyers decide.
Frequently asked
Clear answers to the questions we hear most.
If your question isn't listed here, please write to us and an advisor will respond during business hours.
Yes. Non-GCC nationals can own freehold in designated Dubai areas, with Title Deeds registered at the Dubai Land Department. Some communities are on 99-year leasehold rather than freehold, verify before offering.
As a rule of thumb, budget approximately 6–8% of the purchase price for combined transaction costs. DLD transfer fee, trustee fee, agency fee and NOC. Add mortgage arrangement and valuation costs if financing.
Off-plan works when your time horizon can absorb handover risk and the discount justifies the wait. Ready works when you need immediate income or use. If the payment plan is the reason you’re buying off-plan, that’s a sign to pause.
Central Dubai apartments and Dubai Hills villas are typically the most liquid segments. Trophy assets on the Palm or in Emirates Hills can take longer to place at the right price. Plan the exit before you enter.
Yields vary widely by building, not just by community. Historically mid-market apartments in Dubai Marina, JVC and parts of Business Bay have led on gross yield. Always verify at the building level, community averages hide significant variance.
No. Foreign nationals can buy freehold in designated areas without residency. Residency visas may be available against qualifying real-estate investments, verify current thresholds and terms at time of purchase.
Shortlist and view, agree an offer via Form F (MoU) with a 10% security cheque, the seller obtains a No-Objection Certificate from the developer, then both parties transfer at a DLD trustee office where the new Title Deed is issued.
The listings are the easy part. A good consultant helps you decide what you’re buying and why, reads building-level data behind the community averages, flags what the marketing isn’t telling you and negotiates on your side of the table.
Sometimes. Branded stock commands higher rent and resale, but running costs and service charges are usually higher too. The premium is worth paying when the tenant profile you want expects the brand, not for its own sake.
Every step can be completed remotely using Power of Attorney. We recommend at least one physical visit before committing, particularly for off-plan and villa purchases, remote-only transactions relying on renders are the ones most likely to re-trade.
