Off-Plan Property in Dubai
Off-plan property, explained without the sales pitch.
Off-plan property is one of the most misunderstood parts of the Dubai market. The payment plan is not the reason to buy, the developer, phasing and handover clause are.
What off-plan actually is
Off-plan means buying before build, on a payment plan tied to construction milestones or a post-handover schedule. The buyer receives an Oqood; the Title Deed transfers at handover. Law 8 of 2007 requires developer funds to sit in escrow, buyer protection is real, execution risk is separate.
Developer selection is the whole decision
The single most valuable question in off-plan: what did this developer’s last three completed buildings look like six months after handover? A payment plan doesn’t change the answer.
- Actual completed projects, not launched
- Post-handover reviews of previously delivered buildings
- Payment schedule structure
- Handover-slip clause, what happens at 6, 12, 18 months
- Escrow arrangement and recourse
When off-plan is right, and when it isn’t
Off-plan works when you can absorb handover slip and the discount justifies the wait. Ready works when you need immediate income or use. If the payment plan is the reason for buying, that’s a sign to pause.
