Dubai Property Investment for International Buyers

Foreign nationals have been able to buy freehold in designated Dubai areas since 2002. The legal framework is mature, English-language and buyer-protective, but there is still a checklist to work through, especially when buying remotely.

Freehold, ownership and residency

Freehold ownership is available to non-GCC nationals in designated areas across most of new Dubai. Title Deeds are registered with the Dubai Land Department. Residency visas can be granted against qualifying real-estate investments, subject to current UAE regulations, thresholds and terms update from time to time and should be verified at purchase.

Financing for non-residents

Selected UAE banks offer mortgages to non-residents, usually up to 50–65% LTV depending on nationality, income documentation and property type. Rates and fees vary and should be modelled against the yield you’re underwriting, leverage that erodes the net is not leverage worth taking.

Ownership structures

Most international buyers hold in personal name. Some use a UAE offshore company (RAK ICC or similar) for succession planning or portfolio consolidation. Structure choice should follow tax and estate-planning advice in the buyer’s home jurisdiction, not the reverse.

Buying remotely

Every step of a Dubai purchase can be done remotely with Power of Attorney, but we typically recommend at least one physical visit, to see the building, the view line and the neighbourhood at a normal weekday hour. Every remote-only transaction we’ve seen re-trade later relied too heavily on renders.

FAQ

Common questions from investors.

  • Yes, using Power of Attorney and remote signing. We recommend a physical visit before committing, particularly for off-plan and villa purchases where physical scale is hard to read from renders.

  • Dubai does not currently levy personal income tax on rental income. Foreign owners remain subject to tax in their country of residence, confirm the treatment with an adviser in your home jurisdiction.
