How to Buy Property in Dubai

The mechanics of buying property in Dubai are more straightforward than most first-time buyers expect. The process below is the shape of a standard resale transaction; off-plan follows a similar path with an Oqood registration in place of an initial Title Deed transfer.

01 Understand what you’re actually buying

Before shortlisting, decide on the job of the asset, primary home, second home, yield play or capital-growth play. The right community, price band and unit type follow from the job. Skipping this step is the reason so many first purchases get resold within eighteen months.

02 Shortlist and view

A good shortlist is short: three to six units across at most two or three sub-communities. View at least once during a weekday commuting hour to see how the location actually behaves.

03 Offer and MoU (Form F)

The offer is agreed and documented in a Memorandum of Understanding. Form F under the RERA framework. A 10% security cheque is typically held pending transfer. Read the MoU carefully; ask about any conditions the seller has attached.

04 NOC from developer

The seller applies for a No-Objection Certificate from the developer, confirming all service charges are settled. NOC fees are set by the developer and range broadly.

05 Transfer at DLD

On the transfer date, both parties (or their POAs) attend a Dubai Land Department trustee office. Payment settles, the DLD transfer fee (4% at the time of writing, verify current rates) is paid, and the new Title Deed is issued.

06 Move-in. Ejari, DEWA, chiller

Ejari registration for tenancy contracts, DEWA connection for utilities, and chiller registration where applicable. A good advisor walks you through these so you’re not learning them at handover.

FAQ

Common questions from investors.

  • A cash resale can complete in 3–6 weeks. A mortgage purchase typically adds another 3–6 weeks for underwriting and valuation. Off-plan is on developer-milestone timelines, not a single close.

  • Budget approximately 6–8% of price for combined costs (DLD fee, trustee fee, agency fee, NOC, mortgage arrangement where relevant). Verify current rates with your consultant before committing.
